The HVAC Controls/Building Automation Shop provides the following services:
Maintain all direct digital control equipment.
Calibrate and test input sensors: temperature, humidity, co2, air flow, and water flow
- Calibrate and test analog output devices: electric to pneumatic transducers, analog to voltage transducers, analog to current transducers
- Calibrate and test current sensing relays
- Diagnose and replace defective circuit boards within the direct digital control field panels: controller boards, communication boards, termination boards, aov boards, aoi boards, aop boards, controller modules, power bus modules, and various other input and output modules and circuit boards
- Analyze database and program errors and make necessary corrections.
- Loop tune system control loops as needed
- Analyze older DDC systems and upgrade the systems hardware and software as needed for better control and energy
Install direct digital control equipment
Review blueprints and control diagrams to be sure that the information is correct as to how it relates to a proper "sequence of operation" for system control
- Review sensor ranges to be sure they will perform properly according to the systems requirements
Calculate and write up information for DDC points then install the database into the host system from a work terminal
- Write program lines to fit the engineered "sequence of operation"
- Terminate pneumatic tubing and electrical wiring
- Install DDC field panels
- Install raceways for all pneumatic tubing
- Install raceways for electrical and electronic wiring
- Install field input devices: temperature, humidity, co2, air flow, and water flow sensors
- Install field output devices: electric to pneumatic transducers, analog to voltage transducers, analog to current transducers, valve and damper actuators
- Start-up and test systems in the field and make necessary changes to fine tune system operation
Metering energy usage
Accurate reading of 200 steam condensate meters throughout the central, athletic and the medical campus
- Analysis of monthly readouts to determine proper functioning of metering systems
- Preventive maintenance and repair of metering systems
- Testing and research into new technologies of steam metering devices
- Preparation of monthly reports for the utilities department as an aid in the billing process
Energy Conservation Outreach
Energy Conservation Outreach (ECO) is a program to help building owners and managers make profitable investments in energy-efficient equipment and operations. Energy Conservation Outreach includes the following activities for the Green Lights Program:
- Building tune-up
- Load reductions
- HVAC Distribution Systems Upgrades
- HVAC plant Upgrades
The Air Conditioning/controls group's primary responsibility is Stage Two-Building tune up, a two-part process:
- Complete tune-up of the building HVAC systems which includes operational testing of the following:
- Pneumatic, DDC, electric, and electronic controls
- Dampers, humidifiers, heating and cooling valves, heating and cooling coils, heat exchangers, supply fans, return fans, exhaust fans
- Room controls
- Testing and maintenance of the steam, hot water and chilled water distribution systems which includes the following:
- Testing of valves and steam traps
- Repair or replacement of the valves and traps depending on the results of the testing
- Pneumatic, DDC, electric, and electronic controls
