Our staff of more than 400 employees provides around-the-clock building maintenance, operation and environmental monitoring for over 30 million square feet of facilities that serve the university campuses, hospital and health centers.Our skilled crafts-persons and mechanics service everything – whether it’s an electric outlet or thermostat in your office, an overhead lighting system, a 1200-ton centrifugal chiller service multiple buildings, or the maintenance service necessary to support a consistently rated “top 10” medical center. All of their efforts are focused on maintaining the functional integrity of the physical plant and to provide a safe and comfortable environment for you – the students, faculty, staff, and guests of the University. FM continues to evolve. With the support of Tim Slottow, EVP&CFO, other University senior leadership, and hands-on guidance of Alidade, an outside consultant, FM has set out to improve its operating model by shifting to a highly planned and scheduled methodology. There are several reasons for this initiative. Over the past decade, the department has been faced with continued reductions in General Fund resources, tremendous growth in University facilities and more technologically complex facilities systems. By moving to a regional approach for providing maintenance services to the campus community, we are creating cost and performance efficiencies through having all job classifications present on-site, implementing planning/scheduling for all staff and reducing travel time between the Central shops and campus. We will be able to place additional emphasis on using electric vehicles and “kitting” (known as preplanned procurement) for job-related materials. Each region will be fully staffed with our skilled tradespersons in HVAC, plumbing, pumps, steam distribution, electrical, fire systems, elevators, roofing, central monitoring and specialty preventive maintenance work. We will continue to provide quick response to service calls and focus on preventive and predictive maintenance. More information is available in the North Campus Region Executive Summary. FM is nearing the half-way mark in the region planning. The North Campus Region transition has been completed. The Health Sciences Region (formerly the Medical LSI Zone and Medical School Zone) will be launched in late spring. We anticipate two more regions to be launched by July 2012.
